Staging Sells Homes

In these days of HGTV, home staging has become a common real estate term. It simply means getting a home physically ready to show prospective buyers by neutralizing the decor and highlighting the WOW factors. There are many opinions about the necessity of staging. Based on our experience with both staged and non-staged homes as far as final sale price and days on market, we are unapologetic believers in itʼs efficacy.

Staging Statistics from the International Association
of Home Staging Professionals

  • Staging increases buyer interest. Better photos (more design,
    less clutter) mean more showings

  • The average increase in sale price of a staged home vs. non-staged
home is 17% according to US Housingand Urban Development

  • Staged homes, on average, spend 50% less time on market

  • The average home buyer forms an opinion of the property
    within just twelve seconds

  • A study of 7800 homes found that staged homes sell in an average
of 5.5 months, versus 10.4 months for those not staged!

Complimentary Consultation

We believe in staging so much we offer each seller a complimentary consultation with our professional interior designer, Cynthia Paggie of Paggie Design Studio. Cynthia, who has over 25 years of interior design experience, will come to your home for a walk through with you after which she will provide recommendations for both interior and exterior changes she thinks would make an impact. These might range from simple furniture rearrangement to painting, or even light remodeling if updating is needed.

A note here: You might be thinking, “This is my home and itʼs perfectly fine the way it is.
If they donʼt like this color they can repaint once they own the house.” But the psychology behind it is that the majority of buyers can only see whatʼs before them. They canʼt visualize the way it might be if it were their home. So while it may be difficult to depersonalize and pare down, remember that living in your home and marketing your home are two very different things. You are not selling your things, you are selling the space they occupy.
